Invest in the development. Understand the whole project.
A property’s value is created long before it is completed. If you want a role in that process, Finera manages the development work from preparation to delivery. A project can be structured around ownership capital, lending, a land contribution or a combination.
Property development project management. Individual objectives, transparent calculations and a personal conversation.
Why property development?
Participate in creating value.
Instead of buying and renting out a completed property, development can give you exposure to the value created between a plot of land and finished homes.
That may offer greater return potential, alongside typically greater delivery, financing and sales risk. Higher returns are not automatic: project selection, costs, timing and contractual terms all matter.
Finera helps you understand those factors before making a decision, then coordinates the work and monitors risks throughout delivery.
Three roles. Different returns and responsibilities.
How would you take part in a development?
01 · As an owner
Share in the development result.
Your cash contribution goes into the project company carrying out the development, in which you acquire an ownership interest. The company delivers the project and may use additional financing where needed.
After sales, costs, taxes and creditor claims have been settled, you share in the remaining assets under your ownership rights and agreement. The amount above your returned contribution is your profit.
Ownership offers profit potential and exposure to losses. Neither profit nor the return of capital is guaranteed.
You lend to the company delivering a specific development. The loan gives you no ownership interest: you are entitled to repayment of principal and the fixed interest agreed in the contract.
Greater development and borrower risk may justify a higher interest requirement than a bank deposit or government bond. The available rate, duration, repayment source and any security must be assessed for each project.
Fixed interest defines how interest is calculated, not whether it will be paid. Delay and loss of interest or principal remain possible even with security.
You contribute suitable land to the project company at an agreed value, for example as a contribution in kind. You participate through an ownership interest negotiated on the basis of the land value.
This can give you a share in the completed development’s result rather than only a one-off land sale. Land valuation, ownership shares, cost responsibilities and the final settlement must be agreed upfront.
The land value is at risk too: this is ownership participation in profit and loss, rather than a guaranteed purchase price.
Land alongside cash, or ownership alongside a project loan: a structure may combine several elements. Their values, rights, risks and order of settlement must each be defined with the relevant specialists.
The development result is the difference between sales revenue and total costs. Owners share in that result under their agreement; lenders are entitled to the interest specified in their contract.

In the base illustration
Revenue of HUF 240m less total costs of HUF 200m leaves a HUF 40m profit. The HUF 140m remaining for owners includes their HUF 100m contribution plus HUF 40m profit. The full HUF 140m is not the return.
The 40% covers the full two-year period. With a single initial contribution and a single final payment, the annualised return is 18.3%, before the owner’s personal taxes. This is a calculated rate, not interest paid each year.
What if you contribute land?
If your land, accepted at HUF 40m, forms part of the HUF 100m total owner contributions and equal-ranking, value-proportional terms give you 40% ownership, your share of the HUF 40m profit would be HUF 16m. Your land contribution plus profit would amount to HUF 56m before your personal taxes.
This is not an additional land cost: the land is already included in the HUF 200m project cost. Losses are also borne under the agreed terms.

Amounts exclude recoverable VAT; non-recoverable charges are included in the assumed budget. The tax allowance is illustrative, not a company-specific tax calculation. Financing costs are an assumed total for the full period, not an advertised interest rate.
Loan principal is not counted twice as a cost: its repayment settles financing. Owner contributions fund HUF 100m of the HUF 200m cost, and debt funds the other HUF 100m. All three scenarios assume equal-ranking owners, unchanged costs and full debt repayment; only sales revenue changes.
Actual projects may face cost overruns, delays and funding gaps. These can require additional funding and cause greater losses than shown. Actual distributions also depend on company-law, tax and contractual requirements.
Annualisation: (140 / 100)^(12 / 24) − 1 ≈ 18.3%.
How Finera helps
From the numbers to the final settlement.
A property development investment depends on a real project. We coordinate its business and technical work under an agreed scope, fee and reporting arrangement. You make the investment decision; we manage the development work.
01
We assess the opportunity.
Location, demand, buildability and exit options. The starting point is a viable development idea.
02
We build the business plan.
Costs, sales assumptions, funding, cash flow and downside scenarios. We make assumptions and open questions visible.
03
We organise delivery.
Designers, contractors, milestones and decisions. We track budget and progress against the agreed plan.
04
We manage the finish.
Sales, handover and preparation of the project settlement, or a transition into rental and property operations.
The expertise behind the project
Investment experience. A construction partner with a track record.
Our team brings together professional and property investment experience. Finera coordinates the business and development work, with KV as our construction partner.

KV’s construction experience complements Finera’s development and investment expertise.
For commissioned work, we define responsibilities, deliverables, fees and cost accounting before starting.
A project you can assess
We distinguish confirmed information from plans and open questions. Specialist input informs the project’s preparation.
Reporting agreed upfront
We agree decision rights, reporting and the handling of changes for the selected project.
Financing and risk management
Look beyond the headline terms.
Alongside the interest rate, you need to understand who owes you money, how they will repay it and what rights you have if the project departs from the plan.
The borrower and cash flow
The borrower is the development company: a separate project company or Finera Group itself. We examine the loan purpose, cash flow, repayment source and the position of other creditors.
Mortgage and other security
An agreement may include specific security. For property, its value, existing charges, registration and priority determine what that security means in practice.
Notarial deed
A properly drafted deed may permit direct enforcement when the legal conditions are met. It is an enforcement instrument, not a repayment guarantee from the notary.
These are possible instruments, not arrangements automatically provided for every project. Their value and enforceability require legal assessment; security does not eliminate loss.
Two residential developments at different scales. They illustrate our development work; neither project supplies the figures in the example above.

No. The service described here is the business and technical management of property development projects. You make the investment decision; company, loan and land-contribution arrangements require their own documentation. The website accepts no money or investment instructions.
Which company borrows the money? +
The borrower is the company implementing the development and identified in the loan contract. Depending on the project, this may be a separate project company or Finera Group itself. We examine the borrower, repayment source and any security in that context.
Can an owner also lend to the project? +
A combination may be possible, as may land plus cash contributions. Ownership, loan claims, payment priority and the allocation of losses must each be agreed separately; one role does not automatically protect another.
What land do you consider? +
There is no fixed geographical restriction. We look at sites with the potential for at least four residential units, subject to planning rules, access, utilities and commercial viability.
What will the first discussion cover? +
Your goals, timeframe, preferred role and any project or land you have in mind. We explain Finera’s work and what needs to be assessed next. This is a discussion of your plans, not a subscription, loan commitment or confirmed allocation in a project.
Are the example figures available returns? +
Based on our professional and property investment experience, yes: returns of this order can be achievable with a suitable project. This is not a guarantee. Each development has its own costs, timeframe and risks, and actual returns may be lower or negative. The calculation uses fictional inputs to explain the mechanics. It is not a market average, a record of Finera’s performance or an offer for Harmónia Residence, Kőbánya-Kertváros or another project. Actual costs, tax, timing and results require a separate model.

Figures are examples
The illustration uses fictional assumptions. It is not a promise, offer, forecast or record of past performance. Total project return and annualised return are different measures. Results are before the owner’s personal taxes; all costs, fees, taxes, timing and contractual terms affect actual outcomes.
Real exposure to risk
Development can result in losses. Risks include cost overruns, permitting or construction delays, lower sales, funding gaps and non-payment. Some or all invested money or contributed land value may be lost, and exit may be restricted. Fixed interest, security and project management do not guarantee capital or returns.
Individual terms and professional review
Before any participation, company and contractual terms, costs, payment priority, security and taxes require separate assessment. Any necessary permissions and legal requirements must be checked against the actual activity and structure. Neither this website nor a personal discussion replaces independent legal, tax or financial advice.
